What are the benefits of a Home Modification?

Home modifications are changes to the structure, layout or fittings in a home that are needed to meet the functional requirements of Participants, so they can safely and easily move around in areas frequently used.  

How can AccessAble Living Solutions help?

AccessAble Living Solutions are Access Consultants with a Diploma of Access Consulting qualification, and recognition by the Association of Consultants in Access Australia professional body, in which our consulting staff are Associate Members.

Our staff have 45 years experience in the NT building industry, so we can ensure delivery of project outcomes that will meet Australian Standards and importantly, the Participant’s access needs.

AccessAble Living Solutions are registered NDIS Complex Home Modification – Building Work Project Managers.  The NDIS require a Building Work Project Manager when the cost of the modification will exceed $30,000 and are complex.

How do you apply for a Home Modification?

An Occupational Therapist undertakes a functional assessment of the Participant’s needs.  AccessAble Living Solutions will visit the home and provide confirmation the build is complex. We submit a letter of recommendation and quote for Project Management to be able to collect relevant information to inform the NDIS of the costs of the modification in stages as below.

What happens next? 

On NDIS approval, AccessAble Living Solutions obtains quotes from an Architect, Building Certifier and Structural Engineer.  We submit a letter about the Pre-Construction stage attaching the quotes as above and a quote for Project Management for the Pre-Construction stage. 

Pre-Construction stage

On NDIS approval, AccessAble Living Solutions arranges for an Architect to design modifications to the Participant’s home.  We will work closely with the Participant and their supports on the design elements to ensure these meet the Participant’s needs.

Once the design is agreed, AccessAble Living Solutions will obtain quotes from two builders, and submit these with a recommendation of the Builder, and a detailed report about the recommended modifications within the home that will meet the Participant functional needs, and a quote for Project Management for the Construction stage.   

Construction stage

On NDIS approval, we will work closely with the building team, the Participant and their supports throughout the construction period. This includes visiting the site on many occasions to ensure the modifications meet the Participant needs. We will ensure all end of building works certification processes are completed.

Information for Participants: Steps to achieving modification to your home

  1. Let your Occupational Therapist know you would like to have your needs assessed in your home to be able to safely and comfortably move around in areas you frequently use
  2. Your Occupational Therapist will undertake an assessment of your needs
  3. Once approved by the NDIS, you can engage AccessAble Living Solutions as the Building Work Project Manager 
  4. We engage an architect to design modifications to your home, and work with you and your support team on the best design to meet your needs
  5. At construction, we will work closely with  the building team to ensure accessibility requirements are met
  6. We ensure all end of building work certification processes are completed
  7. You will then enjoy greater comfort and accessibility as you move around your home
